Tips for pet owners looking for a new home
Although we allow pets in our buildings and want them to feel comfortable in their home too, we also want to ensure our other residents who may not have pets themselves, are also able to enjoy a comfortable living space. The ability to cohabitate when living with pets is essential when considering renting an apartment. This is why as property managers, we pre-screen all potential tenants - the four legged ones too. When looking for and applying for an apartment we recommend considering:
- Take your pet with you when you are going for a viewing, if possible. Our Resident Managers like to meet you and your pet. This allows them to see first hand just how big your pet is, and what their demeanor is like. If your dog is aggressive, overprotective, or hard to control, a multi-family living situation might not be the best fit for you.
- If you are unable to bring your pet to the viewing (ie: your cat doesn't really travel or your pet is in another city while you hunt for a place to live in the beautiful City of Winnipeg), we recommend bringing along a photo or two. The photo should be one that clearly shows the size and what breed your pet is.
- Is the place you're looking at spacious enough for your pet(s)? Some apartments can on the smaller side, and although you may be okay with limited square footage, your pet may not be. Dogs in particular, require room to move around, especially if they are active. When pets get bored, that's when they find trouble. You don't want to come home to find that they've chewed a hole in the drywall (yes, this has happened before).
- If you have a larger dog, consider an apartment close to walking paths, green space, or an off-leash dog park, so that you can ensure your dog gets plenty of exercise.
- Does your dog have a tendency to bark when you are not at home (or even when you are home) to an extent that it could be disturbing to your neighbors? If so, a multi-family living situation may not be the best fit for you.
- If your pet has a tendency to act aggressively toward other people/strangers, there could be a risk of an incident with a neighbor if you meet them in the hallway or an elevator. Training may be necessary before considering this type of housing situation.
Our Pet Policy
Before you move forward in the application process, please take a moment to review our pet policy.
- A “PET DEPOSIT” in an amount of up to one full month’s rent, shall be held as security for the faithful performance of the Pet Agreement. This covers the cost of repairing any damage caused by a pet, or any extra cleaning necessary because of the pet.
- Pets must be specifically approved by the landlord prior to tenancy.
- Pets must be 50 lbs or less unless otherwise indicated. **A few select Sunrex buildings allow larger dogs.
- Only 2 pets per suite allowed.
- Tenants are to keep their pets under control at all times and ensure their pets do not disturb other tenants. This includes excessive noise or damage caused by a pet, or any extra cleaning necessary because of a pet.
- Pets must be leashed and under control at all times when traveling through common areas of the building, including the outdoor areas of the property.
- Tenants must not leave food or water for the pet outside of the dwelling.
- Tenants must not keep pets they intend to breed or sell.
- Dogs must be up to date with all vaccinations (landlord may ask tenant to provide documentation from Vet).
- Pets are not permitted to use balconies as a bathroom.
- Tenants are responsible for the health and welfare of their pets. Landlords will report the tenant to an animal welfare organization if they believe a pet kept in their rental properties has been neglected or abandoned.
- Tenants must keep the premises odor-free by regularly emptying their cat’s Litter Box and cleaning up after their dogs.
- Pet waste is to be properly secured and disposed of it the garbage bins outside of the building.
- Tenants are to immediately pay for any injury, damage, loss or expense caused by the pet. In this regard, it is expressly understood that at no time shall the Tenant apply any part of the Pet Deposit towards such amount due, but rather the Tenant shall make restitution immediately and separately from the Pet Deposit. It is further understood that such restitution shall be made over and above any rent paid in accordance with Item #1 of the Pet Agreement.
